We’re Featured on Redfin! Bathroom Tips Before Selling
We’re excited to share that Haven Reno KC was recently featured by Redfin in their article “9 Ways to Get Your Bathrooms Open-House Ready.”
Redfin asked home and remodeling professionals what homeowners should prioritize when preparing a bathroom for an open house, including which small improvements make the strongest impression and which updates may not be worth the investment before selling.
We shared a few of the things we notice all the time in bathrooms around Lee’s Summit and the Kansas City area.
And the good news? Most of them don’t require a remodel.
Before Selling, Focus on “Clean and Cared For”
If you’re planning to sell your home soon, a dated bathroom doesn’t necessarily mean you should remodel it.
In fact, we shared with Redfin:
“Even if your bathroom looks a little sad, it’s unlikely you’ll get a return on your investment with a full remodel. Priority wise, you’ll get a much better return with fresh paint on your walls, trim and ideally your ceiling too. If budget allows, an updated light fixture also makes a great investment. Peeling, moldy caulk and stained grout are two small details that can gross out buyers in an instant, but fresh caulk and grout cleaning are such easy, inexpensive fixes, especially compared to a remodel.”
The goal before an open house should usually be to make the bathroom feel clean, bright, maintained and move-in ready, rather than trying to completely transform it.
Here are a few of the smaller updates we recommend.
1. Make Sure Your Light Bulbs Match
This may be one of the easiest bathroom improvements people overlook.
Make sure every bulb in the bathroom matches in both style and color temperature.
If one bulb is warm yellow, another is bright white and another has a bluish cast, the entire bathroom can feel disjointed, even when buyers can’t immediately explain why.
For our bathroom remodeling projects, we typically use 3000K lighting.
It gives bathrooms a nice balance: bright and clean without feeling overly harsh or clinical, but not so warm that everything starts looking yellow.
Lighting affects how buyers see your paint colors, countertops, tile, cabinetry and even how clean the room appears. Before spending money replacing larger finishes, start by making sure the lighting is working in your favor.
2. Freshen Up Your Paint
Fresh paint is one of the most cost-effective ways to make a bathroom feel cared for.
Look beyond just the walls.
Check the:
Walls
Baseboards and trim
Doors
Ceiling
Bathrooms are especially prone to scuffs, moisture staining and dingy ceilings.
If the room needs a refresh, a clean coat of paint can make a surprisingly big difference without requiring a major renovation.

3. Replace an Outdated Vanity Light if the Budget Allows
If you have a little more room in the budget, take a look at the vanity light.
Lighting fixtures tend to visually date a bathroom very quickly.
Replacing an older fixture with something clean and current can modernize the entire vanity wall without replacing the vanity, countertop or mirror.
And because lighting has such a major impact on how a space feels, this is one area where a relatively small investment can have an outsized visual effect.
4. Replace Peeling or Moldy Caulk
Nothing screams “there might be a maintenance problem here” quite like peeling, moldy or badly discolored caulk.
Fortunately, this is also one of the least expensive things to fix.
Fresh caulk around the shower, tub and countertop can immediately make a bathroom feel cleaner and better maintained.
The same goes for grout.
If your grout is dark or stained, a good grout cleaning can make existing tile look dramatically better without replacing any of it.
5. Clean the Shower Glass
Glass shower doors show water spots, mineral buildup and soap residue very easily, especially when sunlight or bathroom lighting hits the glass.
If you have glass shower doors, give them some extra attention before listing photos or an open house.

6. Make Your Hardware Feel Intentional
Look around the room at your:
Cabinet hardware
Towel bars
Toilet paper holder
Faucets
Shower hardware
Light fixture
Everything does not necessarily have to be identical, but the finishes should look intentional.
If the room has an assortment of bright chrome, brushed nickel, oil-rubbed bronze and gold that accumulated through years of individual repairs, simplifying some of those finishes can help the room feel more cohesive.
You don’t need to replace every plumbing fixture to accomplish this.
Sometimes swapping cabinet hardware or accessories is enough.
Should You Remodel a Bathroom Before Selling?
Usually, we wouldn’t recommend starting a full bathroom remodel solely because you’re preparing to list your home.
If the bathroom functions properly but simply looks dated, smaller cosmetic improvements are often the more practical choice.
But that’s very different from remodeling a bathroom because you plan to stay in the home and want it to work better for your family.
That’s when larger improvements like a new layout, custom cabinetry, better storage, improved lighting, updated tile or a larger shower can make a lot more sense.
